Just leased a Civic 2012 with 15" tires for 48 month / 60000 miles.

40% of the time it will be on winter tires that I have to buy.

And then I have to return it with (?) thick tires.

The tires have a very high tread life index of 600.

*Assuming average everything*, what are the odds to drive 36000 miles on them and have enough tread to return at the end of the term?

There is a set of brand new Civic 2012 16" wheels + tires that I can get for 800$, I am trying to justify it I guess.

For the tires that are on that car you are looking at $300 to replace a set. Drive and enjoy. I would not worry about this. You should easily be able to get 36k out of a set.

not sure what the civic comes with, but if it is like my '04 Accord, which came with Michelin low rolling resistance tires, your odds are very good at seeing plenty of thread at 36000 miles. I replaced my originals at ~70,000 miles and they had more life left in them. I'm not a lead foot, though, and always took care to keep the tires properly inflated and rotated at Honda's specs.
